Terms of Conditions of Occupancy

NOTICE: All properties represented by Killington Group Vacation Rentals, Inc. (TKG) are individually owned and furnished to the needs of the owner. Owner’s personal property must be respected. TKG represents the owner(s) of the property(s) in a client/agency relationship. The term Guest(s) & Tenant(s) are used interchangeably and are defined as the principal party(s) renting a vacation property and those accompanying the principal party.

Please review terms and conditions of occupancy as these terms apply to all properties. Terms and conditions are not subject to any modification.

ALL RESERVATION CONFIRMATIONS CONTAIN THE FOLLOWING CHARGES:

  • Rental Rate
  • Departure Cleaning Fee and Service Fee that varies per unit
  • Properties with hot tubs will incur a $150 fee per stay
  • VT Meals and Rooms tax adds 9% to the total charges
  • Killington Local Options Tax of 1%
  • Pet Fee if applicable of $150 per pet/stay

INITIAL RESERVATON PAYMENT: Reservations require a 50% deposit to be made at time of booking.

PAYMENT/BALANCE DUE: 50% will be charged 30 days prior to arrival date.

DAMAGE WAIVER FEE: All confirmations will show a nonrefundable Damage Waiver Fee (DWF) that ranges between $59 and $89 for each reservation. The DWF is intended to protect guests from costs incurred due to accidental damages at the leased premises during occupancy. In order to administer claims, TKG must be notified during occupancy and prior to check-out of any accidental damage to be covered.

DAMAGES: Any non-accidental damage must be reported to our office. Tenants will have their credit card charged for any damage that exceeds normal wear and tear and is deemed to be caused by abusive behavior.

PETS: Most properties do not allow pets due to owner preference or allergy concerns. If pets are allowed, there is a non-refundable pet fee of $150.

METHOD OF PAYMENT: All rates quoted by TKG are amounts payable by credit card in U.S. funds unless other arrangements are made. TKG accepts American Express, Master Card, Visa and Discover cards.

CHECK-IN TIME: Check-ins take place at the TKG office located at 10 West Park Road, Killington VT 05701. Winter check-in is 5:00PM; check out is 11:00 AM. Summer check-in is 3:00 PM, check-out is 1:00PM.

SMOKING: All properties are nonsmoking.

MINIMUM AGE: The minimum age to rent a property is 25. You will be asked to show proof of age upon check in.

OCCUPANCY: Each property has a stated maximum occupancy. Any abuse of the occupancy with overcrowding will be considered a violation of this lease.

TRANSFER OF PROPERTY: In the event that ownership of the property is transferred prior to tenant’s occupancy, the tenant shall have no right to enforce the Terms of the Agreement unless the subsequent owner agrees in writing. Tenant shall be entitled to a refund of all advanced rent paid unless TKG can provide a reasonable alternative property.

CANCELLATION POLICY:

Cancellation shall be honored with no charge beyond 60 (sixty) days of arrival date. In addition bookings that cancel within 30-60 days will be charged a 50% cancellation fee. Bookings that cancel within 0-30 days of arrival will be charged in full. We highly recommend travel insurance. For further clarification please call 802-422-2300.

HOLIDAY PERIODS

Thanksgiving weekend in November

Christmas/New Year’s 12/24 – 1/3 – Four night minimum stay

Martin Luther King Weekend – Three night minimum stay

Presidents Week – Three night minimum stay

The Killington Group will gladly offer you the option of moving your stay to a more suitable time if you are unable to keep a reservation. In addition, bookings that cancel within 45 days of arrival will be charged a 25% cancellation fee. Bookings that cancel within 14 days of arrival will be charged in full. Travel Insurance is available to protect your investment.

Check In time is 5:00 PM EST @ 10 West Park Road Killington VT 05751. Check out – 11:00 AM EST.

Changes to Check IN/Out time can sometimes be arranged by speaking with our office.

Damage- Please remember your rental is a privately owned property.  Any damage to the rented premises shall be the full responsibility of the tenant and shall be financially resolved via one of the following means: Travel Insurance, Security Deposit, or Credit Card Charge.
All damage should be reported immediately using the 24×7 phone number (802) 422-2300.  Any damage not reported shall be resolved when discovered and shall be assumed the full financial responsibility of the tenant.

Pets – As a general rule are not permitted.  Exceptions can be made for a pet fee of $150.00 per animal in certain properties.  This is a non refundable fee and is designed to cover assumed extra cleaning costs.  Any damage caused by a pet will fall under section 3. 

Occupancy –  Each property has a stated maximum occupancy.  Bedding is listed only to accommodate flexibility and sleeping arrangements and not to represent occupancy.  Over-Occupancy is considered a serious violation of this lease.  
Groups renting under false pretenses will be evicted without refund.   Sub letting is not permitted.  

Notification-  Any and all issues with regard to the rental premises should be reported to the Manager immediately.  We will do our very best to resolve any issue that may arise; however, we cannot be held responsible for things that we are not made aware of.

Lost and Found- Items left by the tenant on the property after check out are not the responsibility of TKG.  If items are discovered they will be returned to the tenant if the tenant notifies TKG of missing items within 48 hours of check out.   The tenant shall pay all shipping, handling, and postage for all returned items prior to shipping. 

Transfer of Property –  In the event that ownership of the property is transferred prior to tenants occupancy, the tenant shall have no right to enforce the terms of this agreement unless the subsequent owner agrees in writing.  Tenant shall be entitled to a refund of all advanced rent paid, unless TKG can provide a reasonable alternative property. 

Cancellation Policy –

You may make a cancellation up to 30 days prior to arrival. You will only pay a $150 cancellation fee.  Cancellations made within 30 days of arrival will be charged in full. Please read below for further clarification or call 802-422-2300.  

A 30-day notice in writing is required for cancellation. REFUNDS WITHIN 30 DAYS ARE NOT ISSUED A REFUND for canceled reservations with no Travel Insurance. However, if a reservation is canceled and the property is re-rented (entire length of canceled stay at the full amount of the original reservation) an amount equal to 80% of the payments received will be refunded. If the property is re-rented for a lesser amount, the difference will be withheld from the refund as well as a 20% cancellation fee. 

A request to change reservations within 30 days to a different property will be treated as a cancellation and therefore subject to this cancellation policy.
